The median household income is $85,000.

This prime location makes it super easy for residents to get to the malls along the retail corridor of Nicholasville Road, as well as connect to Hamburg shopping and the airport via Man O’ War Boulevard. Nicholasville and Harrodsburg Roads provide north-south routes allowing commuters to reach downtown and the University of Kentucky campus in under 20 minutes.

If you are in the mood for a nice dinner out, check out Rodney’s in Georgetown Ky. This white tablecloth restaurant is located in a historic home that was built in the 1840s. Tall ceilings, original hardwood floors, and a lovely staircase in the foyer entrance set the scene for a classic Kentucky experience.

Rodney’s on Broadway has received a lot of attention in the five years it has been open. It was rated one of the top fine dining restaurants in the state and one of the top five steakhouses in the area. The restaurant is a good choice for a romantic dinner out,  to entertain out of town guests, or for any special occasion.

Favorite appetizers on the menu include lamb chops that are twice grilled and basted, and sea horses consisting of scallops wrapped in prosciutto. Main dishes rotate with the season but you will always find a choice selection of beef, seafood, and pasta. You can’t go wrong with any of the signature dishes, but be sure to save room for dessert. Chef Rodney makes his own version of New York style cheesecake with a raspberry topping.

Rodney’s in Georgetown Ky is only about 20 minutes from Lexington. It is one of the fastest growing towns in the state with about 32,000 residents. Many are attracted to this Scott County town because of its convenient location. It is close to both I-75 and I-64 as well as Frankfort. Commuters and frequent flyers appreciate that both the Louisville and Cincinnati airports are less than one hour from Georgetown, with Lexington’s airport under 30 minutes. People who live in Georgetown get all the pleasures of small town living with big city life just down the road!

Did you know that the nation’s largest custom halter shop is right up the road? If you haven’t been to Quillin Leather & Tack in Paris Kentucky, be sure to check it out. I found the leather products most interesting. If you are coming from Lexington, you will drive north on Paris Pike, one of the most scenic roads in the state. Passing by all those horse farms will get you in the mood for visiting the shop, which is just south of downtown Paris.

Quillin has been around since 1982 and carries a full selection of horse supplies including brushes, shampoos and ointments. Their main business is the over 20,000 halters they sell each year, most of them with custom brass nameplates. But they also carry a lot of handmade leather items that are not horse-related. Some of these products include belts, pet leashes and collars, and a variety of leather book covers. These covers are designed to be used for appointment books, three ring binders, passport and checkbook covers, and business card holders. They would make great gifts, as would the leather purses and wallets. The staff will attach a personalized brass plate to anything you buy- and you can even bring something purchased elsewhere to be customized this way.

The new Cabela’s in Lexington Ky is expected to open next month. The 70,000 square foot store will offer all the gear and accessories needed for hunting, fishing, boating, camping and other outdoor activities. They will also sell outdoor apparel including outerwear, base layers, and specialized clothing such as ski bibs, fishing vests, and hiking pants- as well as a wide selection of shoes, boots and waders.

Cabela’s is using an updated store layout for the Lexington location designed to get customers into the outdoor spirit! You’ll see lots of wood and stonework as well as taxidermy mounts and wildlife displays scattered throughout the 70,000 square foot building. There’s even an aquarium and an indoor archery range on-site. Shoppers can also take a break at the cafe. The Lexington store opens on March 16.

The outdoor store is just the latest addition to the huge Hamburg shopping complex that now has well over 2,000,000 square feet of retail space. Hamburg features all of the popular big box names including Costco, Lowes, Buy Buy Baby, Bed Bath & Beyond, Target, Kohls, Ann Taylor Loft, White House | Black Market, Aeropostale, Best Buy, Regal Cinemas, and much more. Hamburg also has plenty of dining options along with a Meijers grocery.

The Hamburg shopping mecca is on the east and west sides of I-75 between Winchester and Man O’ War Boulevard. Located just five miles east of downtown, this area is also a very convenient area to live. In addition to having easy access to the interstate and the city center, nearby residents are also close to New Circle Road, our beltway encircling the core of Lexington. Also, a new high school is being built nearby which is exciting for many people in the surrounding neighborhoods.

Lucky’s Market in Lexington Ky opened last week. The organic grocery store is near the southern edge of downtown close to the University of Kentucky campus. The company spent over $800,000 renovating an old Winn Dixie store that had been vacant for years. Revitalizing old buildings is in keeping with Lucky’s mission of giving back to each location’s community.

The store boasts high quality locally sourced produce, fresh meats, and great selection in all the other departments including dairy, bakery, deli and liquor departments. With an emphasis on fresh, the mozzarella cheese for the pizzas in the deli is made in-house, and they even make their own bacon. There’s also a big focus on having fun while shopping at Lucky’s Market. There’s lot of hoopla and giveaways- which may or may not die down in time. If you were there at the actual grand opening you saw that instead of a ribbon cutting they had a bacon cutting! In another novel twist, customers can stop by the cafe and grab a beer to enjoy while cruising the aisles- something they refer to as “sip and stroll.”

It’s time for some hot broth at Caldo in Lexington Ky

Nothing beats a hot bowl of soup after being out in the cold all day. There are some great places to get soup in town including Caldo in Lexington Ky. This new business that opened last year is part of a big nutrition craze that’s all about bone broth. People in LA and New York are drinking it for better health and there are even broth stands in Central Park. Regular consumption of broth is claimed to help your joints, strengthen your bones, improve your complexion, and build better immunity.

I think it’s cool that Lexington is in on this hot new trend! Caldo serves their broth in a cup so you can drink it as you would coffee or other hot beverage. Flavors include chicken, beef, miso, and ginger with the option to add extras such as chili oil, lemon, fish sauce or tomato paste. You can get your broth cold or even in a smoothie. You’ll also find salads, granola and coffee on the menu with everything centered around the intention of harnessing the healing powers of whole foods. Caldo is locally owned by a well-known chef and caterer who also owns Wild Thyme, a popular gourmet cooking shop.

The broth shop is located in the booming Warehouse Block shopping district just east of downtown. This recently renovated area is full of small locally owned businesses including National Provisions French bakery, market and beer hall (formally National Boulangerie), Designs Unlimited Jewelry, a trumpet maker, Breakout Games, Locals bar, and many more. If you lived in any of the nearby neighborhoods you could walk to the gym, bakery, as well as the other shops. Did you know you don’t have to live in the country to have chickens? There are some urban neighborhoods in Lexington that allow hen houses- and there’s even a website and Facebook page celebrating our backyard farmers. Hen houses don’t take up much room- and nothing beats fresh eggs!

Raising chickens and collecting eggs are a fun, easy way to get into farming. Chickens can stay outside year round and require minimal care when compared with other farm animals. The whole family can get involved with feeding the chickens- and collecting the eggs. Chickens are cheap to buy and cheap to raise. After all, when something is inexpensive we often say it was only chicken feed!

When setting up a place for your chickens, make sure they are protected from predators such as raccoons. The hen house should provide shelter and be raised so they can gather under it as well. Also make sure that they will not run off into your neighbor’s yards.

Keeping chickens in Lexington is legal, but you will need to check with your neighborhood association before getting your own coop. I know of several neighborhoods that allow hen houses, both downtown and in the suburbs. Some Lexington urban chicken keepers can be found downtown, in Aylesford, Kenwick, Bell Court and other areas. Customers line up to place their order, then take their soup with them to the dining room. The sandwiches are delivered to the table soon after.

The Soup Kitchen is the perfect place to get a hearty meal that is healthy, homemade, and inexpensive. The soups are made fresh and served good and hot- just the thing for a cold day. There’s a wide variety on the menu that rotates daily. A recent lunch featured four soups: tomato bisque, chicken noodle, hearty vegetable, pinto bean & ham, as well as TSK signature chili.

The sandwiches are so huge that many people order a half with a small bowl of soup. Even a full-size grilled cheese and a large soup is less than $10. The cheese sandwiches are made with a blend of cheeses and come in regular and spicy. The folks who created the spicy version do not mess around– don’t say I didn’t warn you! The Mexican cornbread is also seriously hot! Diners can also order deli sandwiches and salads. Side dishes include baked potatoes and pasta salad.

The soups and breads are made from scratch- including the cakes and cookies for dessert. The Soup Kitchen is part of a chain, with a few other stores in the region. The Lexington store is the only one in Kentucky and is located at 376 Southland Drive.

This is a convenient area of town and a good place to center your search if you are looking for homes for sale in Lexington Ky. Southland Drive is less than three miles from downtown and is even closer to the University of Kentucky campus, both via Nicholasville Road. Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there!
