From the outside, it looks like a simple roadside diner, however inside is another story. Chef Meghan Hensley puts her culinary school education to work at Herbe with some creative dishes. In fact, she recently won in two categories at Taste of the Bluegrass: Best Entree and Best Dessert. Everything is locally-sourced and made to order. Lunch offerings on a recent visit included Roasted Chicken that featured cheddar, bacon, balsamic, and a fig-date compote, Grown-up Grilled Cheese, Blueberry Basil Burger, Cabbage Soup, as well as interesting side dishes such as a grain salad.

Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! American Pharoah and Lexington KY are truly Champions!

Triple Crown Winner American Pharoah was not the only one to prove himself a true champion of champions at Saturday’s Breeder’s Cup Classic. No matter what horse you may have been betting on, one has to admit that American Pharoah is truly one-of-a-kind, as he made history on Saturday at Lexington’s Keeneland Race Track for this historic event, leading this race from start to finish and topping his Triple Crown victory with this ‘grand slam’ race of races win.

Yet another big winner, not to be ignored, was Lexington Ky itself. Yes, Lexington! American Pharoah and Lexington KY are truly Champions in how they showed up this past week at the Breeder’s Cup Classic! Not only did Keeneland Race Track handle and manage record crowds of over 50,000 attendees, bringing in extra manpower, structures and support of all kinds, the entire city of Lexington proved to be a champion in hosting this memorable week of events.

Keeneland and Lexington rose to the occasion with the hospitality and personal flavor and response more of a large town than a big city. Events capturing the local vibe included bourbon tastings, horse farm tours, art exhibits, and homegrown music performances. The personal touch that makes Lexington Ky such a special place was evident all around the city. Food, festivity and fun all blended together in this memorable event.

High St in theWoodland Triangle area.  Corinne LaReau’s dream of 20+ years is truly beginning to take shape these days, as she is preparing to add two Sensory Deprivation Tanks to the array of offerings already in place. Those offerings include three experienced massage therapicst offering a number of different modalities ranging from deep tissue to body rolling, an array of five different styles of Yoga classes (including Ashtanga, Vinyasa, Hot, Hatha and Restorative), classes in Pilates and Tai Chi, as well as meditation sessions.

Although Source on High Wellness Co-op has only been open a little over a year, owner Corinne LaReau (also one of the massage therapists and yoga teachers), has continued aspirations to expand their offerings, and she is wasting no time!  Next on the list, she is realizing her vision of adding two Sensory Deprivation Tanks, a plan she discussed with her good friend and well-known Lexington businessman, the late Ed Lane. Corinne and Ed visited several other facilities in other cities before establishing a plan that made sense, and the renovations are now in progress, with expectations that the tanks will be ready to offer to the public sometime this November.

There are a number of different names for such tanks. According to Wikipedia, an isolation tank is a lightless, soundproof tank inside which subjects float in salt water at skin temperature. They were first used by John C. Lilly[1] in 1954 to test the effects of sensory deprivation. Such tanks are now also used for meditation and relaxation and in alternative medicine. The isolation tank was originally called the sensory deprivation tank. Other names for the isolation tank include flotation tank, float tank, John C. Lilly tank, REST tank, and sensory attenuation tank.  According to Corinne, each tank will take approximately 800 pounds of salt to create the needed floatation results! Are you ready to experience the void of nothingness? Contact Corinne to reserve your session!

Prajna Design and Construction, Inc. has been making all of the renovations in preparation for the sensory tanks, including drains for showers, water resistant finishes and ventilation. 7 Secrets to Selling Quickly!

Why did this house sell in one day in Lexington ky?

Do you want your house to sell quickly? In this post, we share with you 7 secrets to selling quickly in your marketplace. I recently listed a home in Lexington Ky that sold in ONE DAY!  It was (as it should be) a team effort that helped to create this event. The sellers and my team did several things that contributed to such a short time on the market. Of course, there is never a guarantee of any time length to obtain a contract, but here’s a look at some of the things we did to help this house sell in one day that can be applied to any property going on the market:

1. House Site Evaluation & Preparation: Before the house went on the market, I did a site evaluation with the seller. During a room-by-room walk through, I recommended she replace or remove bulky furniture in order to make the space look larger. For example, she replaced a king bed in the master with a queen. She removed all clutter, including clearing off unnecessary items from the kitchen counters. She also made the closets look more spacious by removing some of the contents. Personal items such as photos and pet dishes were removed. Although it was winter, the seller was able to make the yard look as attractive as possible by removing twigs and leaves, and adding fresh mulch to pathways. And of course, everything was scrupulously clean!

2. House Staging: The seller staged the home for the photo session, and for subsequent showings. The front porch looked inviting with pillows and a throw. The dining table was set with attractive place settings. Chairs and the bed -all of the rooms, in fact- looked welcoming and ready for the new owner. More often than not, most homes have too  much stuff, and the solution becomes one of throwing away, storing or re-arranging items for maximum effect. In some instances, such as in vacant homes, it’s possible to actually bring staging furniture and props into the home to give it that lived in look.

And here’s a tip that runs contrary to what you see on all those TV shows: I recommend that you absolutely do NOT burn candles or use fragrances! Why? For one thing, many people have low tolerance for fragrances. For another, people often think the homeowner may be trying to ‘hide’ something (like the smell of animals). At most, a touch of air freshener is acceptable, but don’t go overboard, because it can be overwhelming in a not so positive way walking in the front door.

3. Professional Photography: If you can’t get people to come in the door see your home, you’ll never sell it. Awesome photos are the key to driving buyers to your house for sale, which is why I use a professional photographer for my listings. In this case, the pro I hired used Ultimate Image Technology to best bring out the color and natural details of the home.

Even the yard was spotless!

4. Promotion and Marketing: The photos mentioned need to go into the system immediately with a new listing!  If not, consumers will be left wondering what condition it’s in…and the information sent to other websites will also be incomplete. In addition to listing the home on the MLS so it is seen by other Realtors and general consumers, we also promoted the listing by posting it on a dozen real estate sites immediately, as well as Craigslist and, of course, Facebook! That targeted marketing, blasted out simultaneously to as many locations as possible, resulted in SIX showing requests within the first 24 hours, and serves to encourage the potential buyers looking not to delay with their offers and lose a good property.

5. Ease of Showing: My seller made it easy by not placing any restrictions or needing much advance notice for showings.  Although it may be inconvenient for a homeowner to leave for showings, that is the most advisable scenario; it’s important for Buyers to ‘have their space’, and to be able to see the home convenient to their work schedules. This may not always be the most convenient for the homeowners, but short-term inconvenience will lead to a faster sale.

6. Timing: By listing her home in February, this homeseller beat the Spring rush of homes going on the market. Less competition for surrounding homes, combined with those fresh Buyers from this season and leftover (often frustrated) buyers from the previous season make ‘spring’ start earlier than you might think!

7. Pricing: Yes, we saved this item for last, but it certainly is not the least important on the list! The mistake most sellers make is thinking, “Oh, we can always start high and come down later.”  Absolutely not a good strategy! This is certainly not to say that anyone wants to underprice their home either. It’s important to take a close look at the comparables and the active competition, leave a small buffer, but don’t plan on reducing your price later ‘if it doesn’t sell’.  As soon as your property hits a point of being on the market for longer than the average days, Buyers start to think “What’s wrong with this house?”  Rather, price it realistically from the start and the competition for your well-priced and prepared property will serve to create ‘the perfect storm’ of homebuyers to get the job done quickly!

In summary, here are the major key elements:

CONDITION: This is controlled by the Sellers, along with some advice and coaching from their agent (often with staging support).

MARKETING: This is controlled by the Agent. Make sure you have a seasoned agent with a plan!

PRICING: This is controlled by the Marketplace, and should be studied carefully by both the Seller and Agent to price accordingly

As I researched our area manufacturing companies, I couldn’t help but feel proud to call Lexington my home.  From peanut butter to printers, here are some of the companies that make things right here, in no particular order:

Did you know the world’s largest peanut butter production plant is located right here in Lexington? The Jif plant on Winchester Road makes all ten varieties of the Jif peanut butter that it sells across the U.S. About 300 people work at Jif.

About 900 people work at Trane on Mercer Road, manufacturing heating and air conditioning parts for this national company with over 100 factories worldwide.

Another global company with operations here is Schneider Electric which makes electrical switching and wiring at its facility on Mercer Road. This local outlet employs 500 people.

Big Ass Fans is consistently ranked one of the top best places to work in Kentucky. A maker of efficient low speed residential, commercial and industrial fans from 5 ft to 24 ft, this 15 year old company was founded here in Lexington and currently employs over 300.

Kaba Mas operates from a large building at West Short Street and Newtown Pike. I’ve always been curious about them when I’ve driven by. Turns out they are part of Kaba Group, a global company that employs 8,000 people. Their downtown location manufactures highly specialized locks used on safes, vaults, ATM machines, and classified information containers.

About 1800 work for Lockhead Martin at Bluegrass Station in north Lexington which manufacturers communication and security devices, as well as performs other military-related services.

Construction cranes are made at Link-Belt which employs over 700 people.

Nearly 700 people work at Webasto Roof Systems on Innovation Drive making car sun roof systems.

Tempur-Pedic, manufacturing those now world-famous memory foam mattresses, is headquartered here in Lexington, KY.

Finally, Lexmark , founded in 1991, was quickly established as a top global provider of printing solutions with their headquarters also here in Lexington Ky.

These examples are just some of Lexington’s thriving manufacturing operations. We have great medical and technology sectors that are also driving our economy, and of course the University of Kentucky is our top employer. I’m excited as all this growth leads to more houses being built, and more being bought and sold as people start moving in and moving up.

The Chevy Chase Neighborhood in Lexington Ky was recently ranked the #1 Top Performing Neighborhood based on home sales. Smiley Pete Publishing reports that 63 homes sold last year in this subdivision with a median sales price of $345,000. That’s up from 48 homes in 2012 with a median sales price of $340,500. Things are looking UP for this always-trendy neighborhood that is now hotter than ever!

There are 773 homesites with about 1200 residents in homes built between the 1920s and 1950s in this neighborhood southeast of downtown that is bound by Coopers Drive, Tates Creek Road, Fontaine Road and Chinoe Road. Residents have easy access to their own shopping area and a brand new Kroger that is currently under construction. Several plazas and shopping centers offer everything from a bicycle store, yoga, independent book store, ice cream parlor, shipping service, boutiques, restaurants and coffee shops. Did you know that one of the top job-creating companies is located right here?  For the past five years Inc. Magazine named locally owned Creative Lodging Solutions as one of the fastest growing companies in the US. They are just one of many successful Lexington-based businesses. Businesses growth and investment translates to a bright future for Lexington. All this money flowing into our economy by way of new construction (have you seen it everywhere?) is good for our outlook,  jobs creation and stability. Creative Lodging Solutions is is expected to double their workforce in four years to 270 employees. They were founded in Lexington in 2002 and are now a national travel company specializing in long term stays. CLS is expanding so quickly that are investing $5.5 million to move to a 60,000 sq ft facility in Beaumont.

Creative Lodging Solutions’ new home could be in your new neighborhood. Beaumont subdivision has lots of offer: walkable streets connect communities with acclaimed Rosa Parks Elementary and Beaumont Centre Shopping. The neighborhoods of Beaumont are accessed via Harrodsburg Road, just outside of New Circle Road. Beaumont is only about five miles from downtown, a straight shot down Harrodsburg which turns into Broadway.

LexTran and “Lyft” add to Lexington Transportation Options

If you’re moving to Lexington Ky, it’s good to know what the alternative transportation availability options are. Most Lexington residents take for granted the freedom of transportation when they climb into their automobiles and head off to work, play or wherever. A surprising amount of folks, whether by circumstance or the conscious choice to support a cleaner environment, choose to use walking, biking, public and other means of shared transportation to get around.  Lexington’s latest area option is called “Lyft”, and brings a fast-growing trend from larger urban areas to our fine city.

So what is Lyft? Although I believe it is actually a private enterprise, some might describe it as a “community-based” people driven company. Ordinary folks, who go through a screening process to be approved as drivers, will pick you up just as a taxi might…but the difference is quite astounding! They pull up in their personal vehicle  –adorned with the Lyft “pink mustache” attached to their grill– and greet you with a huge smile and wave to welcome you.. I have used Lyft a couple of times these past few days and had great conversations with these Lexington residents who are driving as independent part-time workers. (Lyft insures each driver an additional million dollars plus for liability, and does background checks.)

So how do you use Lyft and what does it cost? Simply download the Lyft app, and register a credit card. When you need a Lyft, request one and within a minute you will get a response from a local driver (you can see where they are on the app). And, lest we not forget our own city’s awesome public transportation, LexTran has an AMAZING coverage of over 90% of the city! Most of these routes return regularly to the Transit Center downtown on Vine Street, although a few circulate in patterns around UK Campus and the Red Mile area. Want to figure out the easiest way to catch the closest bus? Simply visit googlemaps, click on the “bus” icon, and put in your start and end destination. You can even plan in advance by changing the time and day!

Want to know if your bus is on time? You can download the LexTran bustracker app and follow the buses to see if they are on time or running late on your route! Don’t worry, there is a ten minute lag time where all buses pull into the station and wait to leave before they all pull out again, so typically you will not miss your transfer. Buy a 30 day unending use pass for $30, a 20 use pass for $15, or special rates for students and other groups.
