Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! If you’re thinking of moving to Lexington Ky, or even if you’ve lived here awhile, you are probably not aware of all the things that are produced right here. As I researched our area manufacturing companies, I couldn’t help but feel proud to call Lexington my home.  From peanut butter to printers, here are some of the companies that make things right here, in no particular order:

Did you know the world’s largest peanut butter production plant is located right here in Lexington? The Jif plant on Winchester Road makes all ten varieties of the Jif peanut butter that it sells across the U.S. About 300 people work at Jif.

About 900 people work at Trane on Mercer Road, manufacturing heating and air conditioning parts for this national company with over 100 factories worldwide.

Another global company with operations here is Schneider Electric which makes electrical switching and wiring at its facility on Mercer Road. This local outlet employs 500 people.

Big Ass Fans is consistently ranked one of the top best places to work in Kentucky. A maker of efficient low speed residential, commercial and industrial fans from 5 ft to 24 ft, this 15 year old company was founded here in Lexington and currently employs over 300.

Kaba Mas operates from a large building at West Short Street and Newtown Pike. I’ve always been curious about them when I’ve driven by. Turns out they are part of Kaba Group, a global company that employs 8,000 people. Their downtown location manufactures highly specialized locks used on safes, vaults, ATM machines, and classified information containers.

About 1800 work for Lockhead Martin at Bluegrass Station in north Lexington which manufacturers communication and security devices, as well as performs other military-related services.

Construction cranes are made at Link-Belt which employs over 700 people.

Nearly 700 people work at Webasto Roof Systems on Innovation Drive making car sun roof systems.

Tempur-Pedic, manufacturing those now world-famous memory foam mattresses, is headquartered here in Lexington, KY.

Finally, Lexmark , founded in 1991, was quickly established as a top global provider of printing solutions with their headquarters also here in Lexington Ky.

These examples are just some of Lexington’s thriving manufacturing operations. We have great medical and technology sectors that are also driving our economy, and of course the University of Kentucky is our top employer. I’m excited as all this growth leads to more houses being built, and more being bought and sold as people start moving in and moving up.

The Chevy Chase Neighborhood in Lexington Ky was recently ranked the #1 Top Performing Neighborhood based on home sales. Smiley Pete Publishing reports that 63 homes sold last year in this subdivision with a median sales price of $345,000. That’s up from 48 homes in 2012 with a median sales price of $340,500. Things are looking UP for this always-trendy neighborhood that is now hotter than ever!

There are 773 homesites with about 1200 residents in homes built between the 1920s and 1950s in this neighborhood southeast of downtown that is bound by Coopers Drive, Tates Creek Road, Fontaine Road and Chinoe Road. Residents have easy access to their own shopping area and a brand new Kroger that is currently under construction. Several plazas and shopping centers offer everything from a bicycle store, yoga, independent book store, ice cream parlor, shipping service, boutiques, restaurants and coffee shops. Did you know that one of the top job-creating companies is located right here?  For the past five years Inc. Magazine named locally owned Creative Lodging Solutions as one of the fastest growing companies in the US. They are just one of many successful Lexington-based businesses. Businesses growth and investment translates to a bright future for Lexington. All this money flowing into our economy by way of new construction (have you seen it everywhere?) is good for our outlook,  jobs creation and stability. Creative Lodging Solutions is is expected to double their workforce in four years to 270 employees. They were founded in Lexington in 2002 and are now a national travel company specializing in long term stays. CLS is expanding so quickly that are investing $5.5 million to move to a 60,000 sq ft facility in Beaumont.

New construction is a great indicator of how well a city’s economy is doing…or not doing. You may recall when the economy crashed a few years ago, there was no new construction anywhere. Things just kind of stopped.

Driving around town today, I could see signs that Lexington’s economy is moving forward. I’ve noticed more and more new houses, new businesses and new buildings being built lately. Today I noticed four or five construction sites.

In addition to the new jobs coming at Centerpointe (a 19 floor office building with a hotel and retail space), Baptist Healthcare is building a $230 million addition off of Nicholasville Road. The University of Kentucky has several ambitious construction projects including the new Haggin Hall, an undergraduate dorm that will be five stories tall and house nearly 400 students.

Our strong economy is excellent news if you are planning on moving to Lexington Ky! This is also welcome news to buyers and sellers of homes in the area. Yup, things are looking up for Lexington Ky!

I visited the Bread Box recently when I went to West Six Street Brewing Company. I arrived at 9:30 pm on a Friday and the place was packed! The craft beer operation offers two seating areas: one is an L-shaped area with tables and chairs and another is a large room with long tables with benches. This room resembled a school cafeteria- especially the tables. Looking through large garage doors from this room towards the interior of the building I could see and smell the brewery. Looking outside the building through another set of tall garage doors I could see a food truck parked outside along Bellaire Avenue. It turned out to be Rolling Oven, a monster of a pizza truck with an actual pizza oven on board! Too bad they  had already stopped serving! West Six Street had several different craft beers on tap including amber and IPA. I sampled some and took home a six pack to give as a unique Lexington gift. I highly recommend this place for a fun night out and a way to support local business.

The Bread Box is a 9,000 sq ft building that was formerly a Rainbow Bread factory. Other businesses in the building include Broke Spoke, a community bike shop whose mission is to provide bicycles to those who need them for transportation. Smithtown Seafood is a new restaurant that recently opened next to the brewery. Owned by locally renowned chef Ouita Michel (of Holly Hill Inn, Wallace Station and Windy Corner), the restaurant has a creative take on fresh seafood and locally grown produce. On the lunch menu when I visited last week were crab macaroni, a vegan crab salad roll (described as: “Jack Crab” made from jackfruit, sweet-and-spicy pickled vegetables, rice noodles, cilantro, mint and Thai basil wrapped in tender rice paper with Thai Nam Pla for dipping.) talapia, flounder and catfish. The menu also has hamburgers, salads and cookies. Customers line up and order and then their food is brought out to them next door at the brewery.

Neighborhoods near the Bread Box in Lexington Ky include parts of Downtown, Price and Fayette Park subdivisions. 1. Location. With 900 homes in about 15 blocks, Kenwick is less than two miles from downtown Lexington. Here is some information on some of the highest priced single family homes on the market right now, including the towns of Frankfort (20 minutes away from Lexington) and Richmond (40 minutes).

1, The most expensive home in the greater Lexington area is a custom home on ten acres in Richmond Kentucky with an asking price of $3,900,000. This lakefront home features stunning views- and three full kitchens.

2. In Lexington, the priciest home on the market is on Russell Cave. At $3,100,000 this 6000 square foot historic home has been completely renovated with new kitchens, baths and family room.  On 95 acres, the property features four board horse fencing, 13 stalls, an office, and more.

3. A 15,000 square foot home in Frankfort with 7 bedrooms and 8 full baths on 5 acres is just 7 years old and is listed for $2,875,000.

4. Featured in the photo at the top of this post is a 10,000 square foot home for sale on Warrenwood Wynd off Chinoe Drive offered for $2,695,000. On over an acre, this 1985 home was built around an atrium and has a pool with pool house.

Bluegrass Not Just Kentucky Horse Farms

While most well-known for its rich limestone-fed grasses and raising of Thoroughbred horses, the Bluegrass Region is not just about Kentucky Horse Farms. Well, in a way…

The Kentucky Horse Farm industry shows up in many different aspects of Kentucky’s overall economic picture, from the supporting veterinarians and other staff who care and nurture these future potential race champions, to the jockeys who ride in those races. One of those, Hall of Fame jockey Chris McCarron, branched off after retirement from racing to create the North American Racing Academy (NARA), otherwise known as “jockey school”.

The school, founded in 2006, is now further expanding its offerings, to cover more of the total care aspects of tending to these fine Thoroughbred horses. NARA will now offer a one-year “Exercise Rider and Racehorse Care and Training certificate program, as well as its current two year asociate degree for jockeys or horsemen, and is even exploring a mentorship class at Keeneland, as well as a partnership program with Dunbar High School.
