The Summit at Fritz Farm in Lexington Ky is a MAJOR new mall under construction.

We’ve written about the Summit at Fritz Farm before. This is a MAJOR shopping mall under construction on the south side of town. Here’s the latest:

This newest shopping plaza is along the retail corridor of Nicholasville Road. Beginning about two miles south of the University of Kentucky campus, this area includes the Mall at Lexington Green and Fayette Mall. Construction began on the Summit at Fritz Farm in October with the clearing of farmland at the site, located at the corner of Nicholasville Road and Man O’ War Boulevards.

The large development includes 280,000 square feet of retail space, a 306-unit condo complex, a boutique hotel, and 40,000 square feet of office space. The outdoor mall is expected to in March 2017 and will feature a Whole Foods, Pottery Barn, Shake Shack, Lily Rain, and more. A food hall will serve as the entertainment center of the development complete with a brewery and a stage for live bands. The Summit is proud to be the first major mall in the region showcasing local restaurants, not just national chains. Area talent who will be leasing space include Toa Green of Crank and Boom ice cream, Ilias Pappas of Athenian Grill and Ouita Michel of Holly Hill.

The developers of the new mall targeted this area because of the high average household income in the area. While Lexington has an average household income of nearly $50,000, the residents near the mall have an average household income of over $73,000. There are homes in a wide range of price points that are convenient to the mall, and homeowners take advantage of living in a great part of town.

In addition to being close to all that shopping, residents are just six miles from the center of town and less than five miles from the University of Kentucky campus. Man O’ War Boulevard is an east-west connector linking the airport to the west to Hamburg shopping and I-75 in the east. Just behind the Fayette Mall is the 176-acre Shillito Park with walking trails, tennis courts, baseball fields and more.

Get ready for Cabela’s in Lexington Ky

The new Cabela’s in Lexington Ky is expected to open next month. The 70,000 square foot store will offer all the gear and accessories needed for hunting, fishing, boating, camping and other outdoor activities. They will also sell outdoor apparel including outerwear, base layers, and specialized clothing such as ski bibs, fishing vests, and hiking pants- as well as a wide selection of shoes, boots and waders.

Cabela’s is using an updated store layout for the Lexington location designed to get customers into the outdoor spirit! You’ll see lots of wood and stonework as well as taxidermy mounts and wildlife displays scattered throughout the 70,000 square foot building. There’s even an aquarium and an indoor archery range on-site. Shoppers can also take a break at the cafe. The Lexington store opens on March 16.

The outdoor store is just the latest addition to the huge Hamburg shopping complex that now has well over 2,000,000 square feet of retail space. Hamburg features all of the popular big box names including Costco, Lowes, Buy Buy Baby, Bed Bath & Beyond, Target, Kohls, Ann Taylor Loft, White House | Black Market, Aeropostale, Best Buy, Regal Cinemas, and much more. Hamburg also has plenty of dining options along with a Meijers grocery.

The Hamburg shopping mecca is on the east and west sides of I-75 between Winchester and Man O’ War Boulevard. Located just five miles east of downtown, this area is also a very convenient area to live. In addition to having easy access to the interstate and the city center, nearby residents are also close to New Circle Road, our beltway encircling the core of Lexington. Also, a new high school is being built nearby which is exciting for many people in the surrounding neighborhoods.

Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! The 21c Hotel in Lexington Ky will be in the Fayette National Bank Building, on the right. The skyscraper on the left is the Kinkaid Towers and the Lexington Financial Center is in the middle. The Centerpointe development construction site is in the foreground.

2015 promises to be an exciting year for Lexington. Keeneland is hosting the Breeder’s Cup for the first time, Centerpointe construction is in process, and before the year is out the new 21c Hotel will open downtown.

Work on the boutique hotel began last June. The developers are renovating the old Fayette National Bank Building to convert it into an 88-room hotel with a restaurant and an art museum. The 15-story building was constructed 100 years ago when it became the tallest building in town and Lexington’s first skyscraper. Town leaders believed that a skyscraper is what differentiates a city from a town and were most likely pretty excited to start calling Lexington a city when construction was completed in 1914. There are now six taller skyscrapers downtown and the bank building remains one of the top ten tallest in all of Lexington. It is located on West Main at South Upper Street.

21c is a chain of “museum hotels” that began with the first one opening in Louisville in 2006, also in a converted historic space. The hotels are ultra modern with minimalist urban style. Even when they launched eight years ago, each room boasted tech amenities such as iPods next to each bed. There are now three locations plus two under construction. The developers are spending $43 million to convert the Lexington location so no doubt it will have the latest bells and whistles.

By far, the most talked about feature of any 21c is the contemporary art on display. The creations tend to be edgy and some seem to be designed to trigger a reaction from the viewer. Many folks just call it “different” or “weird”. The Lexington location has plans for 8500 square feet of exhibition space so there will be plenty of room to display unusual pieces, some of which will likely have video components. The Louisville hotel had a collection of large bright red penguin sculptures all around its front sidewalk for the first several years after it opened. It now has an enormous 30-foot tall gold statue of David on the busy downtown corner by its front door. Expect to see something equally head-turning when our location opens by the end of the year. My guess is it will be something blue.

The Lexington 21c Hotel will be at the center of lots of cool happenings. There’s plenty to do downtown with free outdoor concerts, fairs and festivals, and the weekly year-round farmers market. Hotel guests and downtown residents can walk to bars, restaurants, entertainment and nightlife. If you lived downtown, you’d also have easy access to movies, live bands, concerts, UK basketball games, plays, and events. Smiley Pete Publishing reports that 63 homes sold last year in this subdivision with a median sales price of $345,000. That’s up from 48 homes in 2012 with a median sales price of $340,500. Things are looking UP for this always-trendy neighborhood that is now hotter than ever!

There are 773 homesites with about 1200 residents in homes built between the 1920s and 1950s in this neighborhood southeast of downtown that is bound by Coopers Drive, Tates Creek Road, Fontaine Road and Chinoe Road. Residents have easy access to their own shopping area and a brand new Kroger that is currently under construction.
