The Summit at Fritz Farm in Lexington Ky is a MAJOR new mall under construction.

We’ve written about the Summit at Fritz Farm before. This is a MAJOR shopping mall under construction on the south side of town. Here’s the latest:

This newest shopping plaza is along the retail corridor of Nicholasville Road. Beginning about two miles south of the University of Kentucky campus, this area includes the Mall at Lexington Green and Fayette Mall. Construction began on the Summit at Fritz Farm in October with the clearing of farmland at the site, located at the corner of Nicholasville Road and Man O’ War Boulevards.

The large development includes 280,000 square feet of retail space, a 306-unit condo complex, a boutique hotel, and 40,000 square feet of office space. The outdoor mall is expected to in March 2017 and will feature a Whole Foods, Pottery Barn, Shake Shack, Lily Rain, and more. A food hall will serve as the entertainment center of the development complete with a brewery and a stage for live bands. The Summit is proud to be the first major mall in the region showcasing local restaurants, not just national chains. Area talent who will be leasing space include Toa Green of Crank and Boom ice cream, Ilias Pappas of Athenian Grill and Ouita Michel of Holly Hill.

The developers of the new mall targeted this area because of the high average household income in the area. While Lexington has an average household income of nearly $50,000, the residents near the mall have an average household income of over $73,000. There are homes in a wide range of price points that are convenient to the mall, and homeowners take advantage of living in a great part of town.

In addition to being close to all that shopping, residents are just six miles from the center of town and less than five miles from the University of Kentucky campus. Man O’ War Boulevard is an east-west connector linking the airport to the west to Hamburg shopping and I-75 in the east. Just behind the Fayette Mall is the 176-acre Shillito Park with walking trails, tennis courts, baseball fields and more.

Get ready for Cabela’s in Lexington Ky

The new Cabela’s in Lexington Ky is expected to open next month. The 70,000 square foot store will offer all the gear and accessories needed for hunting, fishing, boating, camping and other outdoor activities. They will also sell outdoor apparel including outerwear, base layers, and specialized clothing such as ski bibs, fishing vests, and hiking pants- as well as a wide selection of shoes, boots and waders.

Cabela’s is using an updated store layout for the Lexington location designed to get customers into the outdoor spirit! You’ll see lots of wood and stonework as well as taxidermy mounts and wildlife displays scattered throughout the 70,000 square foot building. There’s even an aquarium and an indoor archery range on-site. Shoppers can also take a break at the cafe. The Lexington store opens on March 16.

The outdoor store is just the latest addition to the huge Hamburg shopping complex that now has well over 2,000,000 square feet of retail space. Hamburg features all of the popular big box names including Costco, Lowes, Buy Buy Baby, Bed Bath & Beyond, Target, Kohls, Ann Taylor Loft, White House | Black Market, Aeropostale, Best Buy, Regal Cinemas, and much more. Hamburg also has plenty of dining options along with a Meijers grocery.

The Hamburg shopping mecca is on the east and west sides of I-75 between Winchester and Man O’ War Boulevard. Located just five miles east of downtown, this area is also a very convenient area to live. In addition to having easy access to the interstate and the city center, nearby residents are also close to New Circle Road, our beltway encircling the core of Lexington. Also, a new high school is being built nearby which is exciting for many people in the surrounding neighborhoods.

Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! American Pharoah and Lexington KY are truly Champions!

Triple Crown Winner American Pharoah was not the only one to prove himself a true champion of champions at Saturday’s Breeder’s Cup Classic. No matter what horse you may have been betting on, one has to admit that American Pharoah is truly one-of-a-kind, as he made history on Saturday at Lexington’s Keeneland Race Track for this historic event, leading this race from start to finish and topping his Triple Crown victory with this ‘grand slam’ race of races win.

Yet another big winner, not to be ignored, was Lexington Ky itself. Yes, Lexington! American Pharoah and Lexington KY are truly Champions in how they showed up this past week at the Breeder’s Cup Classic! Not only did Keeneland Race Track handle and manage record crowds of over 50,000 attendees, bringing in extra manpower, structures and support of all kinds, the entire city of Lexington proved to be a champion in hosting this memorable week of events.

Keeneland and Lexington rose to the occasion with the hospitality and personal flavor and response more of a large town than a big city. Events capturing the local vibe included bourbon tastings, horse farm tours, art exhibits, and homegrown music performances. The personal touch that makes Lexington Ky such a special place was evident all around the city. Food, festivity and fun all blended together in this memorable event.

The new Locals Bar & Restaurant in Lexington Ky

Lexington is a happening place with some exciting new entertainment districts growing and thriving. Three major ones are the Pepper Distillery complex, Jefferson Street, and the National and Walton Avenue area. The latter is now known as Warehouse Block and features restaurants, gyms, a hair salon, jeweler, and much more. (Read my earlier blogs about specific businesses including Breakout Games and a Jeweler, Baker, and a Trumpeter.) The new Locals Bar & Restaurant in Lexington Ky is just the latest business to open up in this fast-growing dining and shopping district.

Designed to be a neighborhood hangout, the restaurant and bar seats a total of 130 people. Diners and drinkers can sit inside or on the patio or rooftop. The location at the corner of National Avenue and Walton Avenue used to be a drivethru liquor store. The new owners of the building added garage doors on one side that can be opened. The 2400 square foot establishment serves American Fusion lunch and dinner, The bar offers craft beers, cocktails, and signature drinks.

The very beginning of what will soon be a very big deal for some lucky high schoolers in a couple years!

They are moving dirt around and even pouring the foundation for the new high school in Lexington Ky. The $81 million project is on Winchester Road near the Hamburg Shopping area. The 285,790 square foot facility will be one of the biggest schools in the state of Kentucky. The 65-acre project is on 65-acres and is designed to accommodate 1800 students.

The learning center will set itself apart from the five other public high schools in town by embracing the latest innovations in secondary education. Learning labs that promote group collaboration will be emphasized. Teachers will move from classroom to classroom, much like they do on college campuses. Students will learn about more future-focused careers such as those in the environmental and engineering fields.

This will be the first new high school in the county since Dunbar High School opened in 1990. All five high schools have been at or over capacity for the past several years due to rapid growth in our area. In fact, for the nine years ending December 2013, there has been an average growth of 750 new students to the district per year. New elementary and middle schools are also in the works.

The new high school in Lexington Ky is in a very convenient part of town. In addition to being close to the large Hamburg shopping complex (with Lowes, Target, Costco, Best Buy, Bed Bath & Beyond, Kohl’s, and Meier’s – just to name a few), the location is about three miles from downtown. Commuters have direct access to the urban center via Winchester Road, or can hop on our beltway of New Circle Road to connect with the rest of Lexington. And a north-south interchange for I-75 is only about a mile away.

Work is just starting at the Summit at Fritz Farm in Lexington Ky, which is slated to open Fall 2016.

The Summit at Fritz Farm in Lexington Ky is a new shopping complex that is scheduled to open by the end of next year. The 60-acre outdoor mall is at the intersection of Man O’ War Boulevard and Nicholasville Road. Expected tenants include Whole Foods, Brooks Brothers, Water + Oak, Teds Montana Grill, and many more including a boutique hotel. The development is expected to contain over 340,000 square feet of retail shopping and restaurants. These photos show the early stages of construction on what used to be farmland.

The Summit is located in the heart of the Nicholasville Road shopping corridor which begins with the Mall at Lexington Green about a mile to the north. Immediately south of Lexington Green is Fayette Mall, the largest shopping mall in Central Kentucky. And about five minutes south of the Summit is the expansive Brannon Crossing retail complex. All three centers are bustling with activity with lots of options sure to cure even the worst case of retail fever.

This future shopping center is about 5.5 miles from the center of town. Nicholasville Road is a main artery leading to town (converting to Limestone Road), and also leads to New Circle Road. Just a mile north of the Summit, New Circle Road is a ring road connecting all of Lexington. Man O’ War Boulevard is a convenient east-west connector linking the Blue Grass Airport to the west to the large Hamburg Shopping area and I-75 to the east.
