Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! 7 Secrets to Selling Quickly!

Why did this house sell in one day in Lexington ky?

Do you want your house to sell quickly? In this post, we share with you 7 secrets to selling quickly in your marketplace. I recently listed a home in Lexington Ky that sold in ONE DAY!  It was (as it should be) a team effort that helped to create this event. The sellers and my team did several things that contributed to such a short time on the market. Of course, there is never a guarantee of any time length to obtain a contract, but here’s a look at some of the things we did to help this house sell in one day that can be applied to any property going on the market:

1. House Site Evaluation & Preparation: Before the house went on the market, I did a site evaluation with the seller. During a room-by-room walk through, I recommended she replace or remove bulky furniture in order to make the space look larger. For example, she replaced a king bed in the master with a queen. She removed all clutter, including clearing off unnecessary items from the kitchen counters. She also made the closets look more spacious by removing some of the contents. Personal items such as photos and pet dishes were removed. Although it was winter, the seller was able to make the yard look as attractive as possible by removing twigs and leaves, and adding fresh mulch to pathways. And of course, everything was scrupulously clean!

2. House Staging: The seller staged the home for the photo session, and for subsequent showings. The front porch looked inviting with pillows and a throw. The dining table was set with attractive place settings. Chairs and the bed -all of the rooms, in fact- looked welcoming and ready for the new owner. More often than not, most homes have too  much stuff, and the solution becomes one of throwing away, storing or re-arranging items for maximum effect. In some instances, such as in vacant homes, it’s possible to actually bring staging furniture and props into the home to give it that lived in look.

And here’s a tip that runs contrary to what you see on all those TV shows: I recommend that you absolutely do NOT burn candles or use fragrances! Why? For one thing, many people have low tolerance for fragrances. For another, people often think the homeowner may be trying to ‘hide’ something (like the smell of animals). At most, a touch of air freshener is acceptable, but don’t go overboard, because it can be overwhelming in a not so positive way walking in the front door.

3. Professional Photography: If you can’t get people to come in the door see your home, you’ll never sell it. Awesome photos are the key to driving buyers to your house for sale, which is why I use a professional photographer for my listings. In this case, the pro I hired used Ultimate Image Technology to best bring out the color and natural details of the home.

4. Promotion and Marketing: The photos mentioned need to go into the system immediately with a new listing!  If not, consumers will be left wondering what condition it’s in…and the information sent to other websites will also be incomplete. In addition to listing the home on the MLS so it is seen by other Realtors and general consumers, we also promoted the listing by posting it on a dozen real estate sites immediately, as well as Craigslist and, of course, Facebook! That targeted marketing, blasted out simultaneously to as many locations as possible, resulted in SIX showing requests within the first 24 hours, and serves to encourage the potential buyers looking not to delay with their offers and lose a good property.

5. Ease of Showing: My seller made it easy by not placing any restrictions or needing much advance notice for showings.  Although it may be inconvenient for a homeowner to leave for showings, that is the most advisable scenario; it’s important for Buyers to ‘have their space’, and to be able to see the home convenient to their work schedules. This may not always be the most convenient for the homeowners, but short-term inconvenience will lead to a faster sale.

6. Timing: By listing her home in February, this homeseller beat the Spring rush of homes going on the market. Less competition for surrounding homes, combined with those fresh Buyers from this season and leftover (often frustrated) buyers from the previous season make ‘spring’ start earlier than you might think!

7. Pricing: Yes, we saved this item for last, but it certainly is not the least important on the list! The mistake most sellers make is thinking, “Oh, we can always start high and come down later.”  Absolutely not a good strategy! This is certainly not to say that anyone wants to underprice their home either. It’s important to take a close look at the comparables and the active competition, leave a small buffer, but don’t plan on reducing your price later ‘if it doesn’t sell’.  As soon as your property hits a point of being on the market for longer than the average days, Buyers start to think “What’s wrong with this house?”  Rather, price it realistically from the start and the competition for your well-priced and prepared property will serve to create ‘the perfect storm’ of homebuyers to get the job done quickly!

In summary, here are the major key elements:

CONDITION: This is controlled by the Sellers, along with some advice and coaching from their agent (often with staging support).

MARKETING: This is controlled by the Agent. Make sure you have a seasoned agent with a plan!

PRICING: This is controlled by the Marketplace, and should be studied carefully by both the Seller and Agent to price accordingly

The Chevy Chase Neighborhood in Lexington Ky was recently ranked the #1 Top Performing Neighborhood based on home sales. Smiley Pete Publishing reports that 63 homes sold last year in this subdivision with a median sales price of $345,000. That’s up from 48 homes in 2012 with a median sales price of $340,500. Things are looking UP for this always-trendy neighborhood that is now hotter than ever!

There are 773 homesites with about 1200 residents in homes built between the 1920s and 1950s in this neighborhood southeast of downtown that is bound by Coopers Drive, Tates Creek Road, Fontaine Road and Chinoe Road. Residents have easy access to their own shopping area and a brand new Kroger that is currently under construction. Several plazas and shopping centers offer everything from a bicycle store, yoga, independent book store, ice cream parlor, shipping service, boutiques, restaurants and coffee shops. 1. Location. With 900 homes in about 15 blocks, Kenwick is less than two miles from downtown Lexington. I’m often posting on Lexington Ky Real Estate message boards and thought I’d share with you this recent post. This is my response to someone requesting help finding a home:

Hi there~

Well, you seem to have your pick of excellent Realtors ready to go to work for you. I would like to add myself to the list, along with a bit of advice. Many Buyers don’t realize just how hard Realtors work, and that they are only paid upon successfully helping you find, negotiate, and close on a home. There can be a lot of steps along the way that are problematical, including inspections issues, environmental issues, appraisal issues, etc., so experience can prove helpful in navigating those ‘landmines’.

My best advice to you (after 27 1/2 years helping people) is to PICK ONE REALTOR and stick with them!  As long as they are providing you with the information you need and responding in a timely manner, you are much better off staying with ONE Realtor. The same MLS info is available to all licensed agents. When you start working with multiple agents and they recognize this, rather than you rising to the top of their priority list, they often will figure that one of the other agents probably sent you the same info. So, instead of getting top priority treatment as a committed client, you end up quite often getting less serious attention in many instances.

The other factor is how that same information is organized and provided to you. For my clients, I set up a custom portal which can be very detailed based on factors as specific as location of bedrooms (eg 1st floor master, walk-out basement, formal dining room, etc.). Most of the detailed search parameters cannot be found on the public access website. This portal will not only match what you want specifically, but notify you within hours of new offerings, which you can sort and track, including as their status changes.  It is more accurate than the internet sites which often do not take down properties once they are pending).

It’s Fall and the perfect time of year to sell your home in Lexington Kentucky. Many home buyers want to be in their home by the holidays so now is the time to put your home on the market. I will be happy to meet with you to help you list your home.

  • Sweep your porch and clean any front porch furniture.

  • Roll up and store garden hoses.
  • Put away toys and bikes.
  • Wash your windows.
  • Consider power washing or painting any trim areas that look faded or worn.
  • Refresh your flowerbeds and flowerpots by planting fresh flowers.
  • Clean your front door and storm door.
  • Polish the door knocker, door handle and doorbell.

As you prepare your home to put on the market, you will want to have every room looking its absolute best. Consider using wall mirrors to enhance rooms that seem small or dark. Visually, mirrors function just like windows. They make rooms seem bigger and brighter. Mirrors also direct the eye toward them and can help lead the eye into a particular area. Mirrors create a feeling of spaciousness when used at the end of a short hallway or on the wall of a small room.

When placing a mirror, consider what it is reflecting. You may need to rearrange other elements in the room. If the reflection is pleasing, choose a small frame so that the focus remains on the reflection. To add more pizazz to an otherwise boring reflection, choose a wide, ornate, or bold frame. If the reflection is not something you wish to emphasize at all, choose frosted, beaded, or textured glass, which you can pair with an eye-catching frame. For an easy do-it-yourself project, consult a hobby shop or hardware store for ideas on how to turn make a mirrored surface opaque. Some options include attaching a sheer fabric to the mirror’s surface, applying varnish in a swirl pattern, sanding, scuffing , or lightly spray-painting the surface.

If you have a large wall, consider grouping several mirrors in a row, grid, or diagonal pattern. Covering an entire wall with mirrored tiles or panels is generally not recommended as the future home buyer may not wish to keep them.

If you are relocating,  consider moving to the Greenbrier Subdivision in Lexington Ky. About 300 people live in this executive golf and country club community of Greenbrier which is East of downtown Lexington on approximately .65 square miles.  With a median age of 33, most residents are working professionals. There is also a significant number of retirees living there. Established in the 1960s as a rural neighborhood, Greenbrier is now coveted for its proximity to Hamburg shopping and downtown. Most of the homes are custom builds, many ranches, and over 100 homes in Greenbrier are less than ten years old. Homes for sale in Greenbrier range from $375,000 to over $1 million. Greenbrier has a private golf and country club that includes a professional 18-hole golf course, heated swimming pool, casual dining, and even a private 19-acre fishing lake.

If you are moving to Lexington, consider buying a home in the Kenwick Neighborhood, recently named one of the South’s “2013 Best Old-House Neighborhoods” by This Old House Magazine. Originally part of a historic farm, Kenwick has much to offer and should be high on a home buyer’s list when looking for an area with an easy commute and lots to do. This beautiful neighborhood is only minutes from downtown. In fact, the city center of Lexington is less than two miles from Kenwick. The Henry Clay Estate is directly across Richmond Road from the Kenwick Neighborhood. Its award-winning landscaped grounds are a favorite destination for Lexington residents. The Estate features Ashland, the 18-room mansion built by Henry Clay’s sons, which is open for tours. The 17-acre grounds include fields designated for recreation, as well as a formal walled garden. There is also an outdoor café on the premises, which serves lunch. Events include croquet, garden shows, civil war re-enactments, and classic car shows.

Kenwick is a pedestrian friendly neighborhood. You’ll notice lots of dog walkers, moms with baby carriages, and people just out for a stroll. The neighborhood features a Community Center, playground, and a community garden. Kenwick has a population of about 1500 people in an area of about a quarter square mile. The neighborhood is known for Craftsman style bungalows, which date to the early 1900s. Each year Kenwick offers a tour of homes to show off neighborhood restorations and renovations.

The Kenwick Neighborhood includes:

Richmond Avenue, Victory Avenue, Owsley Avenue, Lincoln Avenue, Preston Avenue, Bassett Avenue, Sherman Avenue, Marne Avenue, Monroe Avenue, Menifee Avenue, and Robertson Avenue. Kenwick also includes parts of Cramer Avenue, Aurora Avenue, and Richmond Road.
