Last week I showed a buyer a house that had only been on the market ten days. I learned that it already had multiple offers with a deadline to submit offers given as that very day. It was fortunate that this particular house did not meet my buyer’s needs as the home went into pending status the next day. However, it is pretty amazing that a house can come on the market a few days before Christmas and be under contract less than two weeks later.

In my opinion the Lexington Ky real estate market is not going to cool off much this winter. The latest available statistics from the local Board of Realtors show that home sales for 2015 through November went up 15% from the year before. Single family homes also increased in price by 5%. The average days on the market decreased 10% going down from 86 days to 77 days. So that means, on average, homes have been selling quicker–and for more money!

The bottom line is, if you are thinking of selling your home this year don’t wait until Spring. The home inventory is low now. And, clearly, buyers are out there! Here is some information on some of the highest priced single family homes on the market right now, including the towns of Frankfort (20 minutes away from Lexington) and Richmond (40 minutes).

1, The most expensive home in the greater Lexington area is a custom home on ten acres in Richmond Kentucky with an asking price of $3,900,000. This lakefront home features stunning views- and three full kitchens.

2. In Lexington, the priciest home on the market is on Russell Cave. At $3,100,000 this 6000 square foot historic home has been completely renovated with new kitchens, baths and family room.  On 95 acres, the property features four board horse fencing, 13 stalls, an office, and more.

3. A 15,000 square foot home in Frankfort with 7 bedrooms and 8 full baths on 5 acres is just 7 years old and is listed for $2,875,000.

4. Featured in the photo at the top of this post is a 10,000 square foot home for sale on Warrenwood Wynd off Chinoe Drive offered for $2,695,000. On over an acre, this 1985 home was built around an atrium and has a pool with pool house.

I’m often posting on Lexington Ky Real Estate message boards and thought I’d share with you this recent post. This is my response to someone requesting help finding a home:

Hi there~

Well, you seem to have your pick of excellent Realtors ready to go to work for you. I would like to add myself to the list, along with a bit of advice. Many Buyers don’t realize just how hard Realtors work, and that they are only paid upon successfully helping you find, negotiate, and close on a home. There can be a lot of steps along the way that are problematical, including inspections issues, environmental issues, appraisal issues, etc., so experience can prove helpful in navigating those ‘landmines’.

My best advice to you (after 27 1/2 years helping people) is to PICK ONE REALTOR and stick with them!  As long as they are providing you with the information you need and responding in a timely manner, you are much better off staying with ONE Realtor. The same MLS info is available to all licensed agents. When you start working with multiple agents and they recognize this, rather than you rising to the top of their priority list, they often will figure that one of the other agents probably sent you the same info. So, instead of getting top priority treatment as a committed client, you end up quite often getting less serious attention in many instances.

The other factor is how that same information is organized and provided to you. For my clients, I set up a custom portal which can be very detailed based on factors as specific as location of bedrooms (eg 1st floor master, walk-out basement, formal dining room, etc.). Most of the detailed search parameters cannot be found on the public access website. This portal will not only match what you want specifically, but notify you within hours of new offerings, which you can sort and track, including as their status changes.  It is more accurate than the internet sites which often do not take down properties once they are pending).

Top Ten Reasons for Moving to Lexington Ky

Here’s my Top Ten Reasons for moving to Lexington Ky (in no particular order)…!

(1)   Lexington KY offers the Best of both worlds!   Lexington offers a balance of country and city environments, easily accessible in just minutes. I’ve lived in a number of places (Western & Central Massachusetts, Chicago, mid-Michigan, Upstate NY, Atlanta), and the balance of city size and country access truly provides options for all, and the ability to cross back and forth into worlds when you need something a bit different.

(2)   Lexington KY offers Geographic convenience:  Easy access to the Interstate and central to this entire half of the country at least (yes, California, we know you exist!). Seriously, you can drive (in the better part of a day) to the coastal areas, Florida, New England and the Midwest. These all offer very different environments for those who enjoy travel and change. Of course, you can also hit Louisville or Cincinnati in little over an hour for those few things that you may not find here.

(3)   Lexington KY’s Population size: Personally, I have lived in some extremes….from a small town of about 700 people in an isolated location of Michigan, to a small city (Ithaca, NY – about 80,000 at the time) to the belly of Atlanta (about 4 million people).  At approximately 306,000, Lexington offers the benefits of a city with the feel of a ‘large town’.  This goes for traveling around and pockets of people and local familiarity as well.

(4)   Lexington KY’s Convenient Road System:  Being set up as a ‘spoke and wheel’ transportation template (vs. large city ‘grids’) allows easy access from any point to any other in no more than 20 minutes. Ever live in a big city and spend hours in your vehicle? Except for the occasional accident and a few traffic lights that could be timed a bit differently, you’ll find getting around relatively easy.

(5)   Lexington KY’s Range of Arts: Lexington, home of the Lexington Art League, offers a wide range of Art & Music interests, including the Lexington Art League’s  Loudon House Fourth Friday gatherings, to Gallery Hops, from the local bands at Al’s Bar to the growing the Lexington Distillery District  the Lexington Opera House, you can find a bit of it all…

(6)   Lexington KY’s Family Environment: If you’ve got kids, then you’ll love it here. Plenty of things to do from the Kentucky Horse Park just north of Lexington, to the Lexington Children’s Museum (now called the Explorium) downtown. There are lots of parks in the Lexington area, and special hidden treats like the Valley View Ferry, established in 1785…take a look here for a recent adventure!  and the Fayette County Public School System offers a wide range of educational opportunities place for raising a family, with a kid-friendly overall safe environment. There are lots of different neighborhoods as well. As a prime example, the Kenwick area offers close proximity to downtown,  the charm of older architecture (featured annually in the Kenwick Bungalow Tour  and active neighborhood association where it’s clear that one concerned voice can make a difference!

(7)   Lexington KY’s Climate balance: Yes, we’ve been having a bit of ‘extreme’ winter compared to past years, but overall Lexington’s location offers a reasonable balance of the four seasons, with a somewhat even time span on those…just enough of a feel for each!

(8)   Lexington KY’s Hiking & biking: It’s becoming easier and more bike-friendly to get around Lexington, with projects like Town Branch Trail 8 mile bike/walking trail and the bike-friendly bus system. If you’re into outdoor hiking, you can pop over to Raven Run Nature Sanctuary just 10 minutes south of town, or head out to Red River Gorge (‘the little Grand Canyon’) to hike or climb. Cave Run Lake also offers hiking, boating and fishing, as well as Herrington Lake and Lake Cumberland, about an hour’s drive on those.

(9)   Lexington KY’s Sense of History: While we may not have the centuries of old history to the extent of Old New England, but there is most definitely a solid history here being in the heart of “Bluegrass Country”. Everywhere you drive on any side of Lexington, the sense of  “Kentucky Pride” can be felt, with miles and miles of manicured horse farms and fencing, and pastoral views of grazing horses everywhere!

(10)  Lexington KY’s Overall ambiance: Horses! Whether you are involved with them directly or not, one can’t help but admit that there is a certain unexplained energy that horses bring….a sense of peace passing them by grazing in fields everywhere, a sense of excitement and exhilaration watching them run at Keeneland Race Track, or just a sense of charm and history riding in or watching the horse and buggies downtown. It’s Lexington,  Horse Capital of the World…come and enjoy it with us!

(11)  Did I say just TEN Top Reasons?  What about The People!   The people are what you might expect…a nice blend of city and country. They’ll actually stop and talk to you (if you take the time), and interact with some kind of unspoken southern hospitality. But beware if you’re a fast moving Yankee (like me)…you might get caught up in the stories and not get your list for the day done!

If you are relocating,  consider moving to the Greenbrier Subdivision in Lexington Ky. About 300 people live in this executive golf and country club community of Greenbrier which is East of downtown Lexington on approximately .65 square miles.  With a median age of 33, most residents are working professionals. There is also a significant number of retirees living there. Established in the 1960s as a rural neighborhood, Greenbrier is now coveted for its proximity to Hamburg shopping and downtown. #1 Horses. There’s a reason Lexington is known as The Horse Capital of the World. This is a horse-lovers paradise and even if you don’t ride they make great scenery. The Kentucky Horse Park is a perfect destination for horse lovers of all ages.  Some of  the horse farms in the area are open for tours. Keeneland offers horse racing in a postcard setting, with Spring and Fall meets as well as other horse events throughout the year. The Red Mile Harness Track is the second oldest horse racing track in the nation. Polo matches are played on various farms in Lexington, as well as the horse park, many of which are free to spectators. Visitors may take a guided tour of Old Friends, a retirement home for horses, just fifteen minutes up the road in Georgetown.

#2 Best city-country blend. Lexington has a population of 295,800 per the 2010 census, which gives it a nice not-too-big, not-too-small vibe All those horse farms give Lexington lots of green space, something that is very impressive when compared to just about anywhere else! Lexington’s urban growth is strictly controlled and Lexington is ringed by rolling hills with grazing horses against a backdrop of beautiful horse barns and undulating fence rows. This blend of city and scenery is a big reason why so many people fall in love with Lexington.

#3 Weather. Lexington Ky seems to be located in the nation’s sweet spot. Our winters are not too cold and our summers not too hot. It is not uncommon to have an entire winter pass with no snowfall. When it does snow, typically it doesn’t stick around. Our summers are not brutal. Although we do get an occasional heat wave, we can count on it to cool down overnight. This past year we had a mild winter with just a couple snowfalls followed by a mild spring and summer. For weeks on end during the spring and early summer this year, folks did not turn on their a/c and just enjoyed the delicious breeze. And, I’m happy to report I was able to turn off my home a/c in August and have not run it since.

 #4 Lots to see and do. The thriving arts community includes gallery hops, opera, and lots of live music. You can watch a live taping of the Woodsongs Old Time Radio Hour, go to the ballet, the orchestra, or see a play. Lexington is part of the Bourbon Distillary Tour, and since 95% of all bourbon is made here in Kentucky, there are plenty of bourbon-centered events such as tastings, tours, and festivals. With both the University of Kentucky and Transylvania University in town, you’ll find lots of on-campus performances open to the public. The college students help bring a wide range of live music to our bars and night clubs. A short drive from Lexington you will find several wineries, hiking, canoeing and kayaking as well as rock-climbing. Lexington also has a large bicycling club with the many rolling hills providing mile after mile of gorgeous scenery.

#5 Great restaurants, many locally owned. There is a wide variety to choose from: Vegan, French, Southern, Sushi, Vietnamese, West African, Middle Eastern, just to name a few. There is also a thriving food truck industry that serves downtown and special events. Many people who move here from larger cities comment on our vibrant restaurant scene.

#6 Geographic Convenience. Louisville and Cincinnati are an hour from Lexington. Indianapolis, Nashville, and Knoxville are under three hours. In fact, over half of the U.S. population can be reached in under a day’s drive.

 #7 Diversified economy. Major employers in Lexington include three local colleges, five hospitals, Lexmark, and Amazon.com. The Toyota Manufacturing Plant is 20 minutes away in Georgetown. And of course, Lexington employs many in the horse and agricultural sectors.

 #8 Easy Commute. If you are considering moving to Lexington Ky, you will appreciate how easy it is to navigate across town. Lexington is surrounded by a ring road with the main roads branching out from downtown like spokes on a wheel. You can get just about anywhere in Lexington at any time of day in 20 minutes or less. Yes, including during rush hour. Lexington is also a bike-friendly town and has several neighborhoods close to downtown, including Kenwick.

 #9 Good Value. Lexington was not hit hard by the recession that rocked the nation. In fact, the housing market remained relatively stable. Now the Lexington ky real estate market is on the upswing. Classic Kentucky Horse Farm Calumet’s Fate in Question

homes for sale lexington kyCalumet Farm, one of Lexington’s most classic Kentucky Horse Farms, seems to be in a waiting place for its future to unfold. Long known for its presence adjoining Keeneland, some refer to it as the “gateway” farm for the farm indus

Calumet Farm has produced eight Kentucky Derby winners and two Triple Crown winners in its history, and has already been saved once from a development fate back in 1992 when the farm faced bankruptcy.

According to a recent article in the Lexington Herald-Leader, Kentucky businessman Grad Kelley may have an offer in on the farm. And, as rumors go, there has been nothing to substantiate this.

One thing’s for sure…Calumet Farm is one of the most well-known and beloved Kentucky Horse Farms in all of the Bluegrass Region.  It represents all of the classic elements of Lexington and the Thoroughbred industry, and its destiny will undoubtedly be addressed by ‘the people’ if any development issues should come up in its future.

Lexington’s residents didn’t rest when the Webb Brothers attempted to put up a goliath skyscraper in the middle of downtown, and residents and members of the horse industry here will without question do whatever it takes to assist this wonderful icon from becoming anything other than what its history holds.

That’s part of what I love about living here in Lexington, KY.  The people speak and they are heard!  Some may call it a city, but to me it’s a ‘big town’, where plenty of ‘big stuff’ happens and yet individuals and groups still have a voice!
