The Summit at Fritz Farm in Lexington Ky is a MAJOR new mall under construction.

We’ve written about the Summit at Fritz Farm before. This is a MAJOR shopping mall under construction on the south side of town. Here’s the latest:

This newest shopping plaza is along the retail corridor of Nicholasville Road. Beginning about two miles south of the University of Kentucky campus, this area includes the Mall at Lexington Green and Fayette Mall. Construction began on the Summit at Fritz Farm in October with the clearing of farmland at the site, located at the corner of Nicholasville Road and Man O’ War Boulevards.

The large development includes 280,000 square feet of retail space, a 306-unit condo complex, a boutique hotel, and 40,000 square feet of office space. The outdoor mall is expected to in March 2017 and will feature a Whole Foods, Pottery Barn, Shake Shack, Lily Rain, and more. A food hall will serve as the entertainment center of the development complete with a brewery and a stage for live bands. The Summit is proud to be the first major mall in the region showcasing local restaurants, not just national chains. Area talent who will be leasing space include Toa Green of Crank and Boom ice cream, Ilias Pappas of Athenian Grill and Ouita Michel of Holly Hill.

The developers of the new mall targeted this area because of the high average household income in the area. While Lexington has an average household income of nearly $50,000, the residents near the mall have an average household income of over $73,000. There are homes in a wide range of price points that are convenient to the mall, and homeowners take advantage of living in a great part of town.

In addition to being close to all that shopping, residents are just six miles from the center of town and less than five miles from the University of Kentucky campus. Man O’ War Boulevard is an east-west connector linking the airport to the west to Hamburg shopping and I-75 in the east. Just behind the Fayette Mall is the 176-acre Shillito Park with walking trails, tennis courts, baseball fields and more.

Homes for sale near the Summit at Fritz Farm in Lexington Ky range from $105,000 to over $300,000 and can be found in Glasford, Southpoint, Willow Bend, Blueberry Hill, Devondale, Cobblestone, Pickway, Waveland Estates, and Waterford. Do you know about Waveland in Lexington Ky?

homes for sale near waveland lexington ky

Now that Kentucky is growing hemp again, did you know that the biggest producer of rope and hemp was right here in Lexington at Waveland? The property, south of downtown, was named for the way the fields of hemp on the property waved in the breeze on what was once 2000 acres. According to family tradition, Daniel Boone surveyed the original 2,000-acre grant for his nephew, Daniel Boone Bryan (1758-1845), a renowned frontiersman, historian and poet who built the original home at Waveland. Two years after Daniel Bryan’s death, his son, Joseph Bryan, Sr., tore down the old stone house and began construction on the Waveland mansion in 1848. This home of the same name as the original, and built by Daniel Boone’s grand-nephew, is a two-story Greek Revival mansion with fourteen rooms. Waveland has many opulent features such as tall ceilings, decorative work and wrought iron. Original plans called for marble baseboards however to save costs, stones were painted to look like marble. For more specifics on its construction and history, click here.

The Waveland property is now ten acres and it and the mansion are open to the public as a state-run historic site. Several outbuildings survive from the 1800s including a servant’s quarters, blacksmith shop, and ice house. Click the Waveland Museum link for tours and information.

Just six miles south of downtown, the Waveland area offers the best of both worlds as residents enjoy rural living with all the city conveniences close by. If you lived in the area, the booming Nicholasville Road shopping corridor would be less than ten minutes away. Just beyond the shopping area which includes Fayette Mall, Lexington Green, and soon Lexington Summit, is New Circle Road, Lexington’s beltway that encircles our town. The other direction on Nicholasville Road leads into the town of the same name.

Critchfield Meats is a Lexington Ky landmark! Critchfield’s has been in business since 1969 and is Lexington’s main provider of meats. Their wide selection of fresh and local meats include ground beef, pork chops, steaks, fish, chicken , turkey, sausages, and lamb. They can provide all the sides such as baked beans, cole slaw, potato salad, and desserts such as homemade pies and cakes. The store also sells dips, cheeses, marinades, and sauces. With a little advance notice, the store will prepare your selection the way you want it, including marinating and seasoning it. They will cook a ham, the whole hog, steak, shrimp, etc to your liking. Besides being locally owned, another great thing about Critchfield’s is that they sell a line of meats that are all natural and hormone-free. Did you know that they are the main supplier of meats to Lexington’s top restaurants? They supply a fair number of restaurants in the Central Kentucky area as well. I was surprised to learn they have an online ordering and shipping department. They ship their products across the nation and even internationally.

Critchfield Meats in Lexington Ky is located  in the Zandale Shopping Center south of downtown on Nicholasville Road. If you are moving to Lexington, this is a great location to consider. Residents in the area are close to a Kroger grocery store, Trader Joe’sCentral Baptist hospital and the University of Kentucky. The shopping plazas of Lexington Green and Fayette Mall are just a couple miles away off Nicholasville Road. I recently blogged about the Good Foods Co-op, which is just down the road.

Update on the new Lexington Summit

homes for sale near lexington summit

homes for sale near lexington summit

As I blogged about in early February, Lexington Summit is  a new shopping mall planned on 60 acres south of Fayette Mall. The $155 million development is expected to open in two years. Here is an update on the new Lexington Summit:

Whole Foods is the first major tenant to announce they will be a part of the upscale shopping center. They signed a lease for a 40,000 sq ft store, possibly the largest single tenant in the project. Currently they operate a store in Lexington Green, which they will close when it is time to move to the new location.

Lexington Summit is being developed by Bayer Properties, which created the Louisville Summit, an outdoor mall where shoppers can park close to the store entrances. The Louisville Summit has a Mitchell’s Fish Market, Starbucks, Ann Taylor, Abercrombie & Fitch, Banana Republic, and many other shops and restaurants. The Lexington Summit will have more than 450,000 sq ft of restaurant and retail space plus more than 300 residential units. A five story hotel is also part of the plans. There will be twenty separate buildings with Lexington Summit being marketed as a destination to shop, live, dine and play.

Since stores won’t open for two years or more, you may wish to consider homes for sale in the area now– before the prices go up. Homes for sale within a mile of the new Lexington Summit (northeast corner of Man O’War and Nicholasville Road) range from $68,000 to $321,033. Here is a list of the area neighborhoods that currently  have homes for sale:

If you lived in these neighborhoods you would be just minutes from the shopping mecca of the Lexington Summit and the Nicholasville Road area. In many cases you would even be able to walk to the shopping and dining mecca.
